(KSDK Sports) -- The Arbitration between the St. Louis Rams football team and the St. Louis Convention and Visitors Commission got underway this morning at a downtown lawfirm.

Three independent arbitrators will listen to the Rams and CVC as they present their case on which option is the best to update the Edward Jones Dome to a first tier facility.

The arbitrators will ultimately decide which side's plan works best or create their own.  But there may limitations on just how far the CVC can stretch themselves financially.

A source has told NewsChannel 5 that the CVC would not be able to go beyond their proposal of $124 million and of that $124 million proposal, the CVC was responsible for $60 million of it.  The Rams had agreed to help out with the rest of the money.  But that was before they hired the same company who designed the Dallas Cowboy's new stadium and came up with a $700 million dollar revamp of the dome.

Our source says they expect that this process will end in the CVC and Rams functioning on a year to year lease with the Rams having the ability to terminate the lease after the 2014 season.
